The Maintenance Supervisor will be hired to manage the maintenance department and to insure that the development's physical appearance, structure and mechanical functionality are maintained at the highest level.  This individual will possess the ability to manage a team of maintenance technicians and/or groundskeepers.  This individual will also possess the skill and knowledge to perform a wide range of maintenance services and will minimize the necessity for outside contractors.


The Maintenance Supervisor under the direction of the Regional Manager is responsible for safely maintaining the physical condition and appearance of the community.  Duties include diagnosing problems and making repairs, ensuring all up-keep, inventory and repairs of grounds, common areas, amenities, apartments and buildings of the community are completed in an efficient and cost-effective manner. Duties also include scheduling and directly supervising all in-house and contracted maintenance.


The Maintenance Supervisor is also expected to be knowledgeable and skilled in the safe use of hand tools and small power tools. Potential candidates must have strong management skills, with experience in interviewing, hiring, scheduling, and developing a staff of 3 or more. HVAC certifications are required. Maintenance Supervisor will ensure all maintenance activities follow OSHA regulations and company safety policies at all times.


Some weekends and early evening shifts may be required.




Education High school diploma or equivalent required. The position requires the ability to accurately perform basic mathematical functions.



Minimum of five to seven years' previous experience in multi-family property management maintenance, other building maintenance, or related trade.


Requirements:  Criminal background checks and drug testing are required and a pre-placement physical may be required.

  • Ability to drive and access to a vehicle. Valid driver's license, state registration and insurance required. 
  • The ability to haul drywall, water heaters and any other supplies that may not fit into a car.
  • Maintenance supervisors will spend 60 to 70 percent of their time performing hands-on repairs/maintenance work.
  • The remaining time will be spent supervising the work of their associates and outside contractors and performing general management functions.
  • Position requires ability to transport or move up to 50 pounds variable distances.
  • To use ladders and to access and work in confined spaces or at heights in excess of eight to nine feet.
  • The ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit.  The ability to safely and effectively perform general maintenance repair tasks.
  • Position requires associates to furnish their own vehicle to transport tools and supplies around the property, as well as other locations necessary to fulfill their job duties. Persons must be able to drive the vehicle without jeopardizing the safety of residents and fellow associates.



Must be able to diagnose problems with and repair the following:

  • Major appliances
  • HVAC (EPA Certification)
  • Basic - Intermediate plumbing
  • Basic - Intermediate electrical (when no license required)
  • Sheetrock
  • General carpentry
  • Pool care (if required by property)
  • Pest control (if required by property)
  • Roofs and gutters
  • Wallpaper/painting
  • Irrigation maintenance and repairs
  • Landscaping
  • Fountain maintenance and repairs, if applicable
  • Foundation/sidewalk repairs
  • Ice/snow removal


In addition, the position requires the following skills:

  • Maintain a high level of customer service.
  • Communicate effectively with residents, fellow associates, vendors and supervisors.
  • Ability to interact well with people

  • Strong customer service representation
  • Basic computer skills



  • EPA certification Type I and II
  • Valid driver's license and current automobile insurance
  • Other licenses and certifications as required by state or federal law.




Technical Skills

  • Maintain the physical condition of the property according to company operating and safety standards.
  • Organize, prioritize and ensure that service requests and repairs are made correctly and in a timely manner.
  • Oversee turnkey operations. Ensure that vacant units are made rent-ready in a timely manner. Perform turnkey work as required. Ensure all make-readies are inspected.
  • Track unit turns at site and its progress.
  • Maintain hazard communications program and teach and promote safe work practices.
  • Attend and participate in technical training programs to maintain personal skill level.
  • Maintain a preventative maintenance program that minimizes emergency repairs and service repairs.
  • Conduct training sessions as needed.


Personnel Management

  • Manage the maintenance department in the most efficient and profitable manner possible given existing physical conditions, consistent with the goals of the company and property owners.
  • Assist with recruiting and hiring of quality staff and recommend promotions and terminations, when necessary.
  • Work with the regional manager to prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
  • Communicate and delegate duties effectively to staff members.
  • Assist regional manager with documenting counseling sessions with maintenance staff.
  • Adhere to the company's personnel management policies and procedures.
  • Ensure all maintenance staff receives appropriate training.


Administrative Ability

  • Understand and adhere to budget guidelines.
  • Assess inventory at each site and make necessary recommendations.
  • Work with property manager to obtain competitive bids on major expenses.
  • Under the supervision of the property manager, purchase supplies using standard purchase order system and proper bidding procedures.
  • Under the supervision of the regional manager, prepare staffing schedules consistent with property needs.
  • Determine need for outside contractors and compile bids accordingly. Supervise all outside contractor work.
  • Monitor inventory of parts and supplies at appropriate levels at all sites.
  • Conduct monthly maintenance meetings.
  • Participate in company training classes and meetings, as required.


Quality Control

  • Ensure that the physical condition of the property is maintained according to company operating and safety standards.
  • Organize and prioritize service requests.
  • Ensure all service requests and repairs are made correctly and in a timely manner.
  • Oversee completion of service requests in 24 hours or per property policy.
  • Ensure excellent curb appeal at all times.
  • Inspect grounds, buildings and other property features daily to minimize liability
  • Maintain an effective preventative maintenance program.
  • Maintain an organized, clean and safe work area.
  • Ensure adherence to the company's safety and hazard communications programs, policies and procedures.
  • Teach and promote safe work practices to staff.



  • Assist regional manager with department personnel management functions, budgeting and reforecasting, as required.
  • Work with regional manager to handle maintenance related resident problems.
  • All other tasks as assigned by the regional manager
  • Position requires associates to be able to use general maintenance equipment including, but not limited to: hand tools, ladders, refrigerant, recovery units, vacuum pumps, landscaping equipment, shampooers, blowers, sandblaster, pool chemicals and required safety equipment.
  • Position requires individuals to wear company specified maintenance uniform apparel and safety equipment as required.
